HCR MARKETING PLAN 

Time and speed is of the essence.  These two factors are especially critical in a declining market.  One has to effectively manage and handle these two factors to be a successful real estate agent.  And the most effective & efficient way to manage time and speed is to take advantage of today’s trend/technology, specifically the internet. The internet allows you to contact, communicate and connect with buyers, sellers and real estate agents. It makes the buying/selling process flow smoother.  Every real buyer is working with at least one agent, and there are over 100,000 agents in Los Angeles., Orange, Riverside, Ventura and San Bernardino County.  Every real buyer/seller gathers most of their initial information via the internet.  HCR properly exposes our listings to buyers/sellers via the internet and this gives us 10 times the power of any single local marketing plan.    

1.  Pre-marketing: As soon as homes become vacant we order signs up and 

      put them on our website at homecentralrealty.net, so agents can show them right

      away.  Our company sign is place on property along with flyer to potential buyer

      can call and get more information.  I often have offers to present as soon the

      property is ready to list.  This cuts down on the turnaround time to sell a

      property.  And since time is money it saves the client money. 

2.  Multiple Listing Services: I am a member of 13 MLS's. My listings are

      exposed through every MLS throughout all of California.  “A picture is worth 1000

      words,” so we make sure we add as many photos as possible.  We take our

      own interior & exterior photos, and I write all our own remarks.  We also make

      sure that the photos and remarks are the best possible.  NO TRASH OUT

      PHOTOS !!! 

3.  Internet: Heavy / Strong Internet Exposure & online advertising:

     homecentralrealty.net (our website), foreclosure.com, foreclosurepoint.com,

     Loop.net, reoconnection.com, buybankhomes.com, corporatehomeview.com,

     realtytrac.com, craigslist.com, Google, Yahoo, facebook, twitter, MySpace,

     zillow, etc.  15 MLS sites that cover LA County, Orange County, San Bernardino,

     Ventura County, and Riverside County.

4. Instant Response/Customer Service: We have live people answering the

     phone from 7AM until 8PM. Agents' and buyers' questions get answered now. No

     voicemail!  We strongly believe in customer service (being patient, courteous,

     respectful & straight with people).  We believe in having a a strong positive

     attitude. 

5. Agent/Investor Network: Over the years we've built great relationships with

    hundreds of agents and investors.  

6. Constant Monitoring: Vacant homes are watched carefully. We befriend the

     neighbors, and our field rep is on the road all day, inspecting our listings. 

     Problems are taken care of immediately.  We are pro-active instead of re-active

     when it comes to property preservation.  We are forward thinking & have a strong

     “violation” prevention plan implemented to avoid un-necessary/avoidable cost to

      the client. 

7. Team Work/Open Houses:  Open houses are important to promote the

     property & our general listing inventory.
